Simple, clear fees
All our fees are quoted excluding VAT. Cleaning packages include linen, towels, consumables, and tea and coffee for guests.
Changeover prices are a guide. We set your actual changeover fee once we’ve seen the property, based on its size, layout and cleaning needs.

VAT is added at the current rate. Your appraisal includes a written quote tailored to your property.
Owner questions
How much could my property earn?
It depends on the location, size, season and how often you want to use it yourself. Your free appraisal includes an occupancy forecast and income estimate for your property, before you commit to anything.
What do your fees cover?
The management fee of 15% of rental income + VAT covers listings, pricing, guest communication, maintenance coordination and monthly statements. Changeovers (cleaning and laundry) are charged per stay at a price agreed for your property.
Do I need a short-term let licence?
Yes. Every short-term let in Scotland needs a licence from the local council before it can take guests. We can prepare and submit the application for you, for a fee of £100 + VAT, and help you get the required safety certificates in place.
Can I still use the property myself?
Yes. You can block dates for your own stays. We ask that you keep the busiest weeks free for guests where possible, as that’s when your property earns the most.
What happens if a guest causes damage?
Every guest pays a security deposit as a card pre-authorisation at check-in. We check the property at every changeover and deal with any claim for you.
My property isn’t set up for holiday letting yet. Can you help?
Yes. Our set-up consultancy covers furnishing, equipment and preparing the property, and we arrange photos and listings so you’re ready for your first guests.
Do you manage several properties for one owner?
